Selling an apartment via Facebook can yield inquiries within a week — if the listing is built correctly. There's no magic, just 5 factors: photos, price, copy, posting timing, repetition.
Photos that sell
Natural morning light, a modern smartphone camera is enough, horizontal shots, living room + kitchen + bedrooms + bathroom + balcony. Apartment tidied, no personal items visible. Minimum 8 photos.
Winning copy
Precise data: sqm, rooms, floor, orientation, parking, elevator, condition, arnona. No marketing exaggeration. No emojis. Include distances to school/station/mall.
Correct pricing
A 5% deviation from neighborhood average = months of difference in time to sell. Check Yad2 and Madlan for recent transactions. Offers coming in = price is right. Silence = price is too high.
Where to post
3 parallel channels: Facebook groups by city and neighborhood (15–30 groups), Facebook Marketplace, Yad2. Our bot covers the first two.
Timing and frequency
Three times a week: Sun, Wed, Fri at 09:00–10:00 and 19:00–21:00. BuzzPost at 249 ILS per bot does this automatically, rewrites the text each time, and sends screenshots to Telegram.
Response and lead handling
Reply to every inquiry within an hour — critical. Leads cool down fast. Keep a list of interested parties and invite them to a group showing on weekends — saves time and creates a sense of demand.
