Yad2 — results by neighborhood and rooms. Madlan — rental price statistics. Booking/Airbnb — for short-term. Facebook Marketplace — current listings.

Influencing parameters

Sqm, rooms, floor (1st and top floor cheaper), parking (+200–400 ILS), elevator (+150 ILS), balcony (+100–300 ILS), recent renovation, furniture.

Quick calculation

Take 10 similar apartments in the area. Drop the 2 cheapest and 2 most expensive. Average of the remaining 6 = starting price. Add or subtract for unique features.

Common mistakes

1. Pricing as "what I want to get". 2. Pricing from the previous owner (3 years ago). 3. Listing high to "lower later" — losing the first-week hype. 4. Ignoring season (August expensive, January cheap).

Signs the price is wrong

A week with no inquiries = 5–10% overpriced. 20 inquiries a day but all "just curious" = underpriced. 3–5 quality inquiries a day = right price.
