A new oleh without local connections, credit history, or Hebrew fluency discovers the rental market isn't organized in their favor. This note is for landlords who recognize the audience is growing.
Challenge 1: the guarantor
Many landlords demand an Israeli guarantor with a payslip. A new oleh has none - they can offer a larger deposit or 6 months upfront. Refusing that loses qualified tenants.
Challenge 2: Hebrew-only contracts
The standard contract is Hebrew-only. An oleh from the US or France can't understand what they're signing. A bilingual contract sharply raises the chance they'll sign.
Challenge 3: where to look
Olim rely on Facebook groups in their language (Anglo, French Immigrants). A Hebrew-only listing misses them. A listing in Hebrew + Russian + English via BuzzPost reaches wider.
Challenge 4: hidden costs
Arnona, vaad bayit, water. An oleh doesn't know these are separate. Listing every cost up front builds trust.
What this means for landlords
This audience pays on time and stays long. Our software rotates one listing (without rewriting) across groups in different languages. Every post is screenshotted to Telegram.
