Two completely different markets
People searching for furnished apartments are usually students, expats returning to Israel, relocation cases, or short-term tenants. People searching for unfurnished are young couples, families, anyone planning to stay 3+ years. The same listing won't work for both audiences.
The furnished listing
Emphasize immediate availability, a detailed furniture inventory, appliances with brand names. Example: "Samsung 460L fridge, LG 8kg washer, new Tornado AC in every room." Furnished renters buy on details, not on big-picture vibes. Make sure to state: immediate move-in, minimum 6 or 12 months, whether short-term is possible.
The unfurnished listing
Emphasize infrastructure: location, size, number of rooms, parking, storage, elevator. Unfurnished renters will bring their own furniture — they don't care about your old bed. They care about storage space, the kitchen, the balcony.
The price difference
In Tel Aviv, a furnished unit gets a premium of 800-1,500 ₪ per month over unfurnished. In periphery cities the premium shrinks to 300-600 ₪. But remember: you have to replace and maintain the furniture, and depreciation on a fridge/washer runs about 1,200 ₪ per year.
Common mistake: 'partially furnished'
Don't write "partially furnished" without details. That tells the renter "I don't know what I'm giving you." Instead: "Includes fridge and washing machine. No living room furniture or beds." The renter knows exactly what to expect and doesn't waste your time.
Photos that match each type
Furnished: shoot the furniture from every angle. Renters want to see quality. Unfurnished: shoot the place as empty as possible. Old furniture in photos signals "old apartment" even if the building is new.
Where to post
Both listings need Facebook, but in different groups. Furnished goes to "sublet," "short-term," student groups. Unfurnished goes to general real estate groups, family groups, neighborhood groups.
