Your tenant gave notice that they're leaving in two months. If you start looking for a new tenant only after they move out, you've got a month or two of vacancy ahead. If you start too early, you're dealing with viewing and coordination issues. Here's how to time it.

The ideal time window

Start posting 45-60 days before the vacate date. That gives 2-3 weeks for inquiries, 2 weeks for viewings and screening, plus 1-2 weeks before the move-in to sign a lease. If you post 90 days out, most renters will say "that's too far away for me" and disappear.

How to open the listing

The first line must include the move-in date — otherwise the renter assumes it's immediate and gets annoyed when told it's two months out. Example: "4-room in Nahariya, available from 15.7.2026. ₪4,800/month including arnona."

Coordinating with the outgoing tenant

Israeli law lets a landlord show the apartment to prospective renters during the last month of the lease, with reasonable coordination. Write the outgoing tenant: "I'll start showing the apartment from 15.X. I'll ask to schedule 24 hours in advance. Thanks for cooperating." Most tenants cooperate if you ask nicely.

Which photos to use

The problem: the apartment now has the previous tenant's furniture. Two options: 1) use old photos from a previous rental if you have them. 2) shoot during a visit, but clear as much personal stuff from the frame as possible. Don't post photos with clothes on chairs, personal photo frames, or kids' items.

What to write about the apartment condition

If the unit will be painted and lightly refurbished before move-in, mention it: "Before move-in: repaint white, kitchen faucet replaced, deep clean." Renters like knowing the place will be in good shape. Don't write "full renovation" if it's just paint — that creates disappointment at the viewing.

Viewings while there's still a tenant

Schedule 2-3 viewings in one time block — for example, Sunday 18:00-19:30, back to back. That minimizes disruption to the tenant and creates a sense of demand (renters see each other). Keep eye contact with the tenant during every viewing — it matters for trust.
