Facebook has two types of real estate groups: open, anyone can join, and closed, an admin must approve. Closed groups are usually much higher quality — but joining takes days or weeks. Here's how to move faster.
Why admins close groups
An open group becomes garbage within months — spam, scammers, insurance agents. An admin who invests in a group wants quality. They close it and screen every request. A good closed group has 80% less spam, and a listing gets 3-5x more engagement.
Common screening questions
Most closed groups ask 2-4 questions before approving:
- Where do you live? — checking you're in the relevant area
- Are you a landlord, agent, or searching? — filters obvious commercial bots
- How did you find the group? — checks for a referral
- Do you agree to group rules? — blocks people who don't read
How to answer correctly
Don't write "looking to rent" if you're a landlord — the admin will see your history. Don't write just your name and neighborhood. Add a personal sentence: "I'm a landlord on X street, active in Y group." That signals you're part of the community.
Building a credible profile
An admin will check your private profile before approving. If the profile is empty, no real photo, and 10 "apartment for rent" posts in the feed, you'll get rejected. Prep: real profile photo, 3-4 personal posts in the last month, correct city.
Waiting after approval
After they approve you, wait 5-7 days before your first listing post. Admins notice accounts that post an hour after joining — that's a red flag. Meanwhile, like, comment on others' posts. That builds reputation.
Group rules to read
Every closed group has rules in the corner. Most landlords don't read, post once against the rules, and get banned permanently. Spend three minutes: how many posts per week allowed, hashtags required, phone number required, price required in the listing.
